planning process nw ohioWith a manufacturing industrial engineer on staff who provides scheduling from an overall systems perspective you will see our work is planned for your success. Dunbar uses the latest technology in the industry including Primavera Project Planner, the preeminent project scheduling software program, to its fullest potential to ensure you know what’s going on with your project. We also use Navisworks, an AutoCAD compatible 3-D modeling software system, to show you a 3-D version of your project before it begins.

Plans, schedules and needs evolve as every project progresses. Therefore, Dunbar's planning process helps us to anticipate potential problems and plan contingencies, going beyond the drawings to look at the real world conflicts that can arise. When you came in to plan the work the meeting went really well. Don and Darrell had it all together and it went well. We planned it for a December shut down but had to cancel on you guys due to our production demands. We rescheduled and it went like clockwork, those three days. To ensure predictable excellence, Dunbar Mechanical employed a laser scanner to provide accurate measurements of the existing spaces in the Aquarium. We then layered the resulting point cloud into the drawings prepared on our CAD system. 

The Benefits: 

This extra effort illustrated a few conflicts including a 12” Reservoir Liner Wall (A) that was not included in the engineering drawings.

Our solution, (B) which accounted for the actual site conditions, was approved for fabrication and the Zoo will not experience delays and overruns which would have resulted otherwise.

Another collision of a planned pipe location (C) with concrete decking (D) was averted through this process as well.

Installing a Steam Water Heater in The University of Toledo Pharmacy Building

What does planning do? Maximizes savings, reduces construction time, guarantees the highest quality and ensures safety. The installation of this unit was planned as a skid (below left) by Dunbar's CAD professionals and includes piping for domestic hot water, domestic cold water, domestic hot water return, steam condensate and steam as well as the associated equipment specified by the engineer. The unit at right was fabricated in the optimum environment of our production manufacturing fabrication facility then loaded on a flatbed and delivered to the project site via our fleet. At UT it was picked up and set in place with only five connections needed on site. Predictable excellence: it's part of how Dunbar is more than a specialty contractor, we are your contractor.

Utilizes Trimble® RTS Series Robotic Total Stations
for Predictable Excellence

The professionals at Dunbar Mechanical provide project management services that go beyond drawings and flow charts to incorporate all of the real world conditions which are part of your project. To that end, we utilize the Trimble® RTS Series Robotic Total Station system to take information from the plans, check this against actual site elements and ensure accuracy in all details.

How?

Dunbar’s trained professionals can accurately and individually lay out hundreds of points in a single day, even when the design is complex, with the help of Trimble® equipment and technology. Shown here on a recent Dunbar jobsite, the system incorporates data from the project plans/CAD layouts and enables laser accuracy in the field. The curved walls of the building under construction provided no fixed corner points for layout reference on this project. The Trimble system is set up on site and programmed with control points for the exact location of each bathroom plumbing assembly. The fabricated underground piping assemblies (completed in Dunbar’s Production Manufacturing Fabrication Facility) are positioned in place and the ground marked for excavation. When the correct depth is reached each unit is aligned through the center of the casings to the exact points indicated on the drawings. The units are then secured in place and progress continues on the site.
